TAXES/PAYMENTS FOR 2ND WORLD CITIZENS (TURKEY)
VAT: 5% (It is fixed. This is paid upon completion of the payments.)
Contract Stamp Duty: 0.5%
Contract Deed Registration: –
Title Deed Fee: 3% (for first-time investors), 6% (for clients with two or more transactions). It should be noted here that no foreign investor (2nd or 3rd World Countries) can buy more than 1 title deed. However, they can buy unlimited flats with the contract registration process.
Transformer Fee: It usually varies between £1,500 and £4,000, there is no clear figure. This is because each neighborhood and district has different transformer costs. Second hand apartment purchases do not include this cost. Let’s say the project transformer cost is £100,000 and there are 100 flats, then it is divided among the flat owners and £1,000 is taken from each of them.
Electricity and Water Expansions: These are subscription fees and opening fees. On average, it costs 5.000₺ (£200-300).
Sewerage Tax: Covers Iskele Town only and is charged at the time of sale. It is as follows at fixed prices:
- 1+0 Apartment Type: 750£
- 1+1 Apartment Type: 850£
- 2+1 Apartment Type: 1.000£
- 3+1 And Bigger Apartment Types: 1.500£

These figures are calculated based on the figure specified in the contract. Also, our sales figures and the figure in the contract may not always be the same. For example, we bought a place for £200,000 but the contract shows £100,000. This is because we want to pay less tax. The figures in the contract never reflect the price of our apartment. The current market reflects the price of the apartment conditions.
